How Stamp Duty is charged
SDLT is charged in slices, like income tax. You pay 0% on the first £125,000, 2% up to £250,000, 5% up to £925,000, 10% up to £1.5 million and 12% above that. These rates have applied since 1 April 2025.
First-time buyers and second homes
First-time buyers pay nothing up to £300,000 and 5% on the part between £300,000 and £500,000. Above £500,000 the relief is lost completely and standard rates apply to the whole price. Second homes and buy-to-lets pay an extra 5% on every band, and non-UK residents pay another 2%.
Scotland and Wales
This calculator does not cover Scotland (Land and Buildings Transaction Tax) or Wales (Land Transaction Tax), which have different bands.
Common questions
When do I pay Stamp Duty?
Your solicitor normally files the return and pays HMRC within 14 days of completion.
Do I pay Stamp Duty if I am replacing my main home?
You avoid the second-home surcharge if you sell your previous main home within three years of buying the new one, and can claim a refund if it takes longer.
Can I add Stamp Duty to my mortgage?
Some lenders allow it, but it increases your loan and the interest you pay. Most buyers pay it from savings.
